Step 1: Rent Before You Buy
Unless you have substantial prior experience in Medellín, rent for the first 6–12 months. Neighborhoods that look great on paper often feel different after you live in them. Renting first gives you time to explore, compare, and make a purchase decision based on reality rather than expectations.
Step 2: Choose the Right Neighborhood
- El Poblado: Expat hub with English services, international dining, co-working, and nightlife. Higher cost, but the easiest landing for newcomers.
- Laureles: More residential, authentically Colombian, excellent food scene, growing expat presence. 15–25% cheaper than El Poblado for comparable apartments.
- Envigado: Safe, family-friendly, great value. 10–15 minutes from El Poblado. Popular with expats who have children or prefer quieter surroundings.
- Sabaneta: Most affordable popular expat area. New construction, strong appreciation trajectory, less central.
- El Retiro / Rionegro: Cooler climate, more space, larger properties. About 45 minutes from downtown. Good for remote workers who don’t need the city daily.
Step 3: What to Look For in a Rental
- Furnished vs. unfurnished: Expat-friendly rentals are typically fully furnished.
- Administration fee (cuota de administración): Monthly building charges sometimes excluded from advertised rent. Always ask.
- Lease terms: Standard 12-month agreements. Shorter terms available at premium rates.
- Deposit: Typically 1–2 months’ rent.
Step 4: The Visa Landscape
- Digital Nomad Visa: Legal residence for up to 2 years for remote workers. No property purchase required.
- Pensioner Visa (Visa de Pensionado): Available for qualifying pension recipients.
- Investor Visa (Visa de Inversionista): Property purchase of approximately $90,000–$100,000 USD unlocks legal residency.
- Resident Visa: Available after 5 continuous years on a Migrant visa.
