It is one of the first decisions every expat faces when moving to Medellín: should I rent first or buy right away? There is no universal right answer — but there is a right answer for your specific situation. This guide walks you through the key considerations.
The Case for Renting First
You are new to Medellín
If you have never lived in Medellín, renting for 6–12 months before buying is a wise approach. The city has distinct neighborhoods with very different vibes, demographics, and lifestyles. El Poblado feels different from Laureles. Envigado is not the same as Sabaneta. Living somewhere before committing to ownership helps you make a better decision.
Your visa situation is uncertain
Colombia offers several visa pathways for expats — tourist extensions, digital nomad visas, pensioner visas (Visa de Pensionado), investor visas, and more. If your immigration situation is still evolving, renting gives you flexibility while you sort it out.
You want to test the lifestyle first
Some people fall in love with Medellín on a visit and want to buy immediately. Others find that after a few months, their preferred neighborhood shifts or their lifestyle needs change. Renting removes the financial risk of a premature commitment.
The Case for Buying
You are committed to Medellín long-term
If you have done your research, visited the city, identified your preferred neighborhood, and are confident in your long-term intentions — buying sooner rather than later makes financial sense. Property values in Medellín have appreciated consistently and the market continues to attract growing international demand.
The exchange rate is in your favor
For buyers holding US dollars, euros, or Canadian dollars, the Colombian peso exchange rate makes Medellín real estate exceptionally affordable. Locking in a purchase at current prices and exchange rates is a decision many long-term expats say they wish they had made earlier.
You want rental income
Short-term rental demand in Medellín — particularly in El Poblado, Laureles, and Envigado — is strong year-round. If you plan to rent your property out on Airbnb or similar platforms during periods you are not using it, owning makes far more financial sense than renting.
You qualify for an investor visa
Colombia’s Visa de Inversionista (investor visa) can be obtained by purchasing property valued at approximately 350 times the Colombian daily minimum wage — roughly $90,000–$100,000 USD as of 2026. Buying property can unlock a path to legal residency.
Financial Comparison: Renting vs Buying in El Poblado
Renting a 2-bedroom apartment in El Poblado
Monthly rent: approximately 3,500,000 – 6,000,000 COP ($830 – $1,430 USD). Over 5 years: $49,800 – $85,800 USD spent with no equity built.
Buying a comparable 2-bedroom apartment in El Poblado
Purchase price: approximately 550,000,000 – 800,000,000 COP ($130,000 – $190,000 USD). Over 5 years: potential appreciation of 15–25%, plus rental income if used as an investment. Net cost of ownership is significantly lower when factoring in asset appreciation.
What About Short-Term Flexibility?
One concern expats often raise is: what if I want to leave Medellín? Property in Medellín is liquid by local standards — particularly in high-demand areas like El Poblado and Laureles. Properties in good condition at fair market prices typically sell within 3–6 months. And if you want to leave temporarily, you can rent your property out and generate income while you are away.
Our Recommendation
If you are visiting Medellín for the first time and considering a move: rent for 6–12 months in the area you think you want to live, then buy.
If you have already spent meaningful time in Medellín, know the city, and have identified your preferred neighborhood: the financial case for buying in 2026 is compelling. Every month you rent is equity and appreciation you are not building.
