2. Review the Promesa de Compraventa

Attorney fees for a standard residential real estate transaction in Medellín typically range from $500 to $1,500 USD, depending on the complexity of the transaction and the attorney’s experience. For a purchase in the range of $100,000–$300,000 USD, this is a very small cost relative to the protection it provides.
Some attorneys charge a percentage of the purchase price (typically 0.5–1%). Always clarify the fee structure upfront.
What is the Difference Between a Notary and a Lawyer in Colombia?
This confuses many foreign buyers because the roles are distinct in Colombia in a way that differs from some other countries.
